Renters face rising rents and housing insecurity. First-time homebuyers are desperate to get into the market before prices skyrocket further. Long-time homeowners can’t afford to move up or downsize. The crisis poses a threat to our society, our economy, and our democracy. Home prices have tripled since 2010 while incomes have grown just 1/10th as quickly. We need measures to make housing attainable once again. BOOST HOUSING SUPPLY: WE NEED TO BUILD 1.5 MILLION NEW HOMES IN THE NEXT 10 YEARS - End exclusionary (single family) zoning in Ontario. Allow low-rise multi-family homes up to 4 storeys on any residential lot. - Pre-zone land along transit routes for at least six storey buildings provincewide. - Legalize multi-tenant housing provincewide. - Leverage provincially owned land - whether owned by a crown corporation, transit agency, or directly - to maximize building new affordable rental housing. - Restore public housing construction to historical levels (20% of all new builds) with mixed income models to ensure sustainability and maintenance of public housing stock. - Train more tradespeople and reduce barriers to apprenticeships in trade. - Improve subsidised rental programs. STOP BAD DEMAND: IT’S TIME TO STOP THE FINANCIALIZATION OF HOUSING - Implement taxes on approved housing where construction has not been started after 1 year, in order to prevent land hoarding and flippling - Split property taxes into land and improved (built) value and allow municipalities to tax theses components at separate rates - Tax vacant homes and unimproved house flipping. - Remove tax incentives for speculative investment and make it harder for speculators to obtain credit by restricting the use of HELOCs. - Introduce speculation taxes on 3rd+ properties - Maintain a public registry of beneficial owners of residential properties.
